Planning permit application for industrial land use in Fulham
Not every planning application requires the more traditional planning approval process. Under Victoria’s VicSmart provisions, certain low-impact developments can be assessed through a faster and more streamlined approval pathway. For this project, we provided town planning services on behalf of our client to prepare and manage a VicSmart planning application with Wellington Shire Council for the construction of mezzanine level within an existing industrial building.
Our involvement commenced with a preliminary town planning assessment to determine whether the proposal qualified for the VicSmart process. As the works were limited to the construction of internal mezzanine levels within an existing building and met the relevant eligibility criteria, the application was able to proceed through the VicSmart pathway, providing a more efficient approval process than a standard planning application.
Throughout the project, we worked closely with our client’s building designer, reviewing the proposed drawings to ensure they addressed the relevant planning requirements and provided the information required for Council’s assessment. This collaborative approach helped identify and resolve planning matters before the application was lodged.
Our role included preparing the town planning report, coordinating the supporting documentation and managing the VicSmart application through to determination. As VicSmart applications are assessed against a streamlined set of planning considerations and generally do not require public notice, they can often reduce assessment time for eligible proposals.
The application was successfully approved by Wellington Shire Council, allowing our client to proceed with the mezzanine construction and improve the functionality of their industrial premises. This project demonstrates the importance of understanding the available planning pathways. Identifying that a proposal qualifies for VicSmart can simplify the approval process, reduce unnecessary delays and provide greater certainty for businesses looking to undertake straightforward building improvements.
