Planning permit application for car showroom in Mornington
Commercial developments involving multiple land uses often require a carefully coordinated planning strategy to address the various permit triggers within the planning scheme. For this project, we provided town planning services on behalf of our client to prepare and lodge a planning permit application with Mornington Peninsula Shire for the use of land for as a car showroom.
Our involvement commenced with a preliminary town planning assessment to identify the relevant planning controls and establish the most appropriate approval pathway before the application was prepared. We worked closely with our client’s building designer throughout the process to ensure the proposed development aligned with the planning requirements and Council’s expectations.
The subject site is located within the Commercial 2 Zone, however several components of the proposal required planning approval. A key planning consideration was the site’s proximity to a General Residential Zone, located within 30 metres of the southern boundary. Although the planning scheme allows motor vehicle sales to include minor servicing and repairs, pre-application discussions with Council confirmed that the extent of the vehicle servicing operation would be assessed separately as motor repairs.
Our role included preparing the planning report, coordinating the supporting documentation, liaising with the project team and managing the planning permit application through Council’s assessment process. The planning permit was successfully issued by Mornington Peninsula Shire, demonstrating the value of early planning advice, collaboration with the design team and a well-prepared planning submission when navigating commercial developments involving multiple planning permit triggers.
