Medical Clinic in Berwick

Converting an existing residential property into a specialist medical clinic requires careful planning to balance the operational needs of the practice with the expectations of the surrounding neighbourhood. For this project, we acted on behalf of our client to prepare and lodge a planning permit application with City of Casey Council for the use and development of a medical clinic and associated signage.

The site was originally developed with a single-storey residential dwelling. Rather than redeveloping the land entirely, the proposal sought to repurpose the existing building into a specialist medical clinic focusing on Obstetrics and Gynaecology. The design retained the existing dwelling while introducing a modest extension to the northern side of the building to accommodate a larger reception and waiting area. Internally, the building was reconfigured to include three consulting rooms, a procedure room, reception, waiting areas, an office, staff kitchen, laundry and an accessible toilet.

Our involvement commenced with a preliminary town planning assessment to determine whether the proposed medical use was supported under the planning scheme and to identify the key planning considerations before design work began. Our building designers, working in conjunction with our planning team, prepared architectural drawings that adapted the existing dwelling into a functional healthcare facility while maintaining an appropriate presentation to the surrounding streetscape. We then prepared the town planning report, coordinated the required supporting documentation and managed the planning permit application on our client’s behalf. The proposal also included a new parking layout, with a small visitor parking area at the front of the site and a larger car park to the rear, providing practical access for patients and staff while minimising the visual impact of parking. The application was successfully approved by City of Casey Council, demonstrating how a well-considered planning strategy and coordinated building design can facilitate the adaptive reuse of an existing dwelling into an important community medical service.
