Planning permit drawings for a rear dwelling development in Sunshine North
Unlocking the development potential of an existing residential property often requires careful planning before any design work begins. For this project, our team provided integrated town planning and building design services to assist our client in obtaining approval from Brimbank City Council for the addition of a two-storey dwelling at the rear of the site with an associated two-lot subdivision within a Special Building Overlay.
Our involvement began with a preliminary town planning assessment to determine the site’s development potential, identify the applicable planning controls, and assess the key issues likely to influence Council’s decision. This early assessment provided a clear planning strategy before any design work commenced. Once the planning direction had been established, our town planners worked closely with our designers to prepare planning permit drawings that aligned with the planning requirements and made the most efficient use of the site.
The design carefully balanced the needs of both the existing and proposed dwellings while responding to neighbourhood character, privacy, open space, site access and parking requirements. As the land was affected by a Special Building Overlay, the proposal also needed to demonstrate that the development appropriately addressed flood-related planning considerations.
Following completion of the drawings, our team prepared the planning report, coordinated the supporting documentation, and managed the planning permit application on the client’s behalf. Throughout the assessment process, we liaised with Council, responded to requests for further information, and refined the proposal where required to achieve an approval consistent with the endorsed plans.

By establishing a planning strategy before drawings are prepared, potential issues can often be identified early, reducing redesign, streamlining the approval process, and providing greater certainty for the client.
